As a new construction home approaches completion, the new home orientation—often referred to as the builder or blue-tape walk-through—is a critical step before closing. This walkthrough allows buyers to inspect workmanship, review installed options, test major systems, and document any items that need attention prior to closing. I provide full-service buyer representation throughout the entire new construction process, including guidance during the new home orientation . In addition to comprehensive service, I contribute 50% of my commission back to my buyers at closing, shown as a real estate commission credit on the settlement statement to help offset closing costs or prepaids and or lower your interest Rate.

I.P.C limits are based on the lower of the appraised or sale price. For instance, if you are putting 9% down on a Conventional loan, the IPC limit is 3% from all parties involved, including your Florida realtor or buyer agent rebate. If you're putting down 10-25%, the limit increases to 6%, and for down payments above 25%, it rises to 9%, assuming the property appraises at the selling price. This is just one limit; there are others to consider, especially when looking at new construction homes or exploring commission rebate options.
